    ETOBICOKE

Etobicoke is a district in the western part of Toronto. Despite having a strong industrial base (many Canadian companies have their headquarters here), Etobicoke has primarily a suburban feel to it. Residential development in this neighbourhood of Toronto mainly comprised of single family homes until recently. Many condos have made progress due to the large expanse of industrial lands near the expressways. Etobicoke still has a very low population density as compared with other districts of Toronto.

Of late, many new condo developments have started to take shape in the waterfront area. Due to the rapid growth of the economy of this neighbourhood which has created a strong demand from families coming here in search of employment. Etobicoke is also a studio leader for film and television industry professionals.

Living in Etobicoke at a Glance

Etobicoke has a very interesting history. The area was mostly farmland and empty field until post World War II. With time, Etobicoke, especially it’s beautiful lakeshore became home to several communities, supported by factories and businesses that started to open. The township of Etobicoke was incorporated on January 1, 1850 and finally In 1998, Etobicoke was officially merged into the city of Toronto.

Now Etobicoke is one of the most popular and desired neighbourhoods in the Greater Toronto Area. The ease of access to highways and public transit that can take you to all parts of Toronto and suburbs, airport, downtown business core as well as countless of nearby parks, ravines and, of course, the beautiful lakeshore, make this part of the city one of the best to live and invest in.

The Areas and Best Neighbourhoods When Buying in Etobicoke

Etobicoke condos offer more amenities, nature, and attractions and are also more affordable than other similar properties in the Toronto downtown core.

The Lakeshore area – If you like living near the water, then you should look at properties along the Humber River, such as Old Mill, The Kingsway, or Humber Heights-Westmount. Or you can choose an area along Lake Ontario to the south. If you commute to work, you may want to choose a neighbourhood near Hwy. 427 to cut down on your driving time, or an Etobicoke condo development that offers quick access to GO Transit station such as Mimico or Long Branch in the southern part of Etobicoke.

Central Etobicoke area – The neighbourhood balances convenience and comfort with a mix of commercial and residential development. Popular with families and couples, Central Etobicoke is the perfect mix of convenience and value.

Edenbridge-Humber Valley is an upper-middle-class neighbourhood next to the Humber River. The area contains four parks: Buttonwood Park, James Gardens, Lambton Woods Park, and Humber Valley Park. There are also two golf courses here: St George’s and Lambton Golf and Country Club Humber River. The area is only a few minutes away from Pearson International Airport.

North Etobicoke area – The area features popular neighbourhoods like The Elms, Rexdale, Smithfield, and Thistletown, which offer retail shopping opportunities and convenience to its residents. There are plenty of parks to take your dog for a walk or just enjoy the weekend exploring beautiful trails. Rexdale & The Elms are very close to key highways including the 401, 427, 409 and 27 highways, and Pearson International Airport is located just minutes away. TTC buses along Islington Avenue and on Albion Road connect to Islington station (Bloor-Danforth subway). From Kipling station, you can connect to GO Transit, the Pearson Airport express bus service, and to the Mississauga Transit system.

    Property Prices and Investment

Do you know why you hear Location, Location, Location phrase so often? Because it is 100% true. When looking at your next condo investment, Etobicoke condos provide the best bang for your buck. The area is absolutely gorgeous, conveniently located with easy access to anywhere in the city, and High Park, as well as Lakeshore, attracts investors from all over the world.

South Etobicoke is one of those rare neighbourhoods where you can still find a great condo that will let you allocate a decent portion of your budget for play.

This is partly due to location but mostly because of competition; the influx of new condos means a better product, cooler amenities and all a great price.

The area around Lakeshore is growing rapidly with new Etobicoke condo developments being announced every year giving you a lot of choice and options to choose from. Another part of Etobicoke worth mentioning is the area around High Park, Bloor, and Queensway. With the ease of access to parks and transportation, it is a great choice when you want a quick work commute and plenty of things to do on the weekend.
